Asbestos-Containing Building Material Inspections

The purpose of an asbestos survey and building inspection is to first identify Asbestos-Containing Material (ACM) or Asbestos-Containing Building Material (ACBM) or Asbestos-Containing Roofing Material (ACRM). Secondly, to assess its condition with regard to potential health hazards. Thirdly, to ensure compliance with regulations and requirements.

Commonly Asked Questions About Asbestos

The inspection should consist of the following elements:

1. A review of the building plans in order to;

2. Physical walk through of the building areas to;

a. Identify homogenous materials and;

b. Classify areas as functional spaces;

3. Physically assess each suspected ACM within each functional space.

4. Collect samples of suspected materials. Sample collection using random sampling scheme.

5. Analysis of bulk samples by third party independent and (NVLAP) accredited laboratory.

6. Compile all data into a comprehensive report which may include the following:

  •  Identification of the location of samples taken
  •  Current and potential condition assessment
  •  Recommendations
  •  Justifications
  •  Limitations

***It should be noted that inspections are limited to physically accessible areas. Inaccessible areas, such as between walls or above permanent ceilings, are estimated for ACM presence by using building plans.

Sampling is accomplished with minimal disturbance to the materials in place. Every effort is made to leave the premises in as close to the condition encountered as possible. Small sections may show evidence of testing and this is considered a normal occurrence as a result of the sampling process. J&M Contracting Environmental Control Group, is not responsible for restoration of such items to their condition prior to sampling.

NOTE: Permanent construction is not disturbed to ascertain the presence of asbestos. J&M Contracting Environmental Control Group, does not investigate behind walls, in enclosed shafts, or in between floors unless access ports are provided for this purpose and their locations noted prior to the inspection. Likewise, we are not responsible for asbestos-containing material not found during the inspection when such material is located, such as: tiles, lightweight concrete, HVAC systems, transite piping, or any material outside of the scope of this service.

Materials are sampled and assessed on the basis of homogeneous sampling areas. This means that materials which appear to be the same in color and texture, and applied in one operation are considered a homogeneous material. Samples are taken accordingly to the total square footage of material.
